Lenzie is one of the more distinctive towns we cover, and the housing reflects it. Walk from the station up towards Kirkintilloch Road and you pass big Victorian and Edwardian villas with high ceilings, long pipe runs and heating systems that have usually been adapted more than once over the decades. Further out towards Auchinloch and the newer commuter-line developments, you get a different problem: tighter modern layouts with combi boilers squeezed into small cupboards and airing spaces, where access and flue routing matter as much as boiler choice.

The older villas are where careful diagnosis earns its keep. A house built before central heating was standard often has radiators added in stages, pipework in odd routes under floors that were never designed for it, and a boiler that has been upsized at some point to cope with demand it was never actually calculating properly. We do not walk in and quote a straight swap. We look at pipe sizing, existing radiator output, and how the system has been extended, then size the new boiler and any upgraded controls against what the house actually needs, not what happens to already be on the wall.

Properties near Lenzie Moss and the wooded fringes of the town sit in a damp, exposed spot, and that shows up in the calls we get. Condensate pipes routed externally on north-facing walls freeze solid in a hard frost, which shuts a modern condensing boiler down completely until it thaws. We route condensate internally wherever we can on new installs, and where that is not practical we insulate and, where the layout allows, trace-heat the external run so it survives a proper Central Belt cold snap rather than failing at the worst possible moment.
